Selling agent of the opulent five-bedroom, six-bathroom home Mario Sanfrancesco from Blackshaw Manuka confirmed the sale to The Canberra Times.
The sale also sets a suburb record for Red Hill, according to Cotality records, just scraping above the previous record of $8 million.

The next most expensive house sold in the ACT this year was 15 Tasmania Circle in Forrest, which sold for $6.15 million in June. In the third spot was 5 Moresby Street, also in Forrest, which sold for $5.25 million in April.
In Red Hill, the next highest sale in 2025 was the house at 29 Fishburn Street, which sold for $4.05 million in May, at almost half the cost of Mr Pezzullo's home.
April auction cancelled
Mr Pezzullo's house was first listed for sale in March this year and was set to go to auction in early April.
However, it ultimately did not go under the hammer because Mr Sanfrancesco was already in discussions with interested parties by April, and the property was eventually sold by private negotiation earlier this month.
On Saturday, November 15, Mr Sanfrancesco announced on his social media that the house had been sold, saying it was the highest sale in Canberra for 2025, but not confirming the price.
A second social media post on Saturday, November 22 from Blackshaw Manuka celebrated the sale as a suburb record for Red Hill.
Tennis court, marble benchtops
The house was built by Mr Pezzullo together with his wife Lynne, a health economist and former managing partner at Deloitte.
It features multiple fountains, white pillars and a spiral staircase in the lobby, which leads to the four upstairs bedrooms, all complete with personal en suites.
On the ground floor, there is a 'parents' wing' with a walk-in robe, library and office.
Also on the ground floor are three separate living areas, a spacious kitchen with marble benchtops and floors, and access to the central courtyard.
Outside, there is a full-size tennis court, pool with dolphin fountain and a wood-fired pizza oven.
Pezzullos downsize
Mr and Ms Pezzullo told the Canberra Times in March they were looking to downsize their home now their four children were all adults.
The couple bought the home in 2011 for $1.95 million, according to Cotality records, before knocking down the existing residence and building the luxury home now on the property. The family moved into the house in 2015.
Two years after they moved in, Mr Pezzullo was appointed secretary to the Home Affairs Department, a role which lasted until November 2023 when he was sacked by the Albanese government after an inquiry found he had breached his obligations as a public servant.
Mr Pezzullo was reported to have earned $931,893 in the year before he was fired.
